OCSS Service Expectations
Exceptions to these standards will be noted in the lime green NEWS AND ANNOUNCEMENTS box. Unless otherwise noted, customers can expect the following:
Monday - Thursday
- Acknowledgment of voice and email messages sent in 48 hours.
- Rental listing status acknowledgment sent in 24 hours.
- Housemate/Tenant Profiles posted the same day if submitted by 5pm, otherwise posted on Saturday.
Friday
- Acknowledgement of voice and email messages sent the next business day.
- Rental listing status acknowledgment sent same day if submitted by 1pm, otherwise sent on Saturday.
- Housemate/Tenant Profiles posted the same day if submitted by 5pm, otherwise posted on Saturday.
Saturday and Sunday
- Rental listings and Profiles will be acknowledged at least once each weekend day. Other communications submitted on Saturday and Sunday will be acknowledged by the end of the day Tuesday.

Having Housemate Issues? As the end of the year approaches, many of you report having housemate issues. We suggest you talk to the Student Legal Services Office. In addition to helping with a Housemate Agreement, they can suggest other ways to help you work things out.
Moving Out for Good? Did you pay a SECURITY DEPOSIT?
Make sure you make a written request for the return of your security deposit. Your landlord has 30 days to act on that request. Contact the Student Legal Services Office if you have questions about the return of your security deposit.
Moving In? Protect your Security Deposit. It's your money! Your landlord has 30 days to provide a receipt with information about where your Security Deposit is being held. Contact the Student Legal Services Office if you did not receive this information from your landlord.

We know that UMass students can be property owners and landlords. We also know that faculty, staff, and community members can be tenants. Whether you use this site as a Tenant or as a Landlord, Off Campus Student Services provides tools, tips, and resources that will help you find and form mutually successful landlord/tenant, housemate, and neighborhood relationships.
In the Resource Center you will find printable worksheets, check lists, and links to information that will help you set up your new home and live successfully in your new community. There is information specifically for families under the Heading "Parent Resources".
One final note. The information found on this website pertains only to Landlord/Tenant laws in the Commonwealth of Massachusetts.
